Where We Come From

Built in the field, not assembled on paper.

Dorado Capital was founded in 2019 as an operator, not an allocator. The firm's first projects were vertical: condominium and townhome communities in Washington, D.C. and Richmond, taken from site acquisition through construction and retail sales. Building for the homebuyer, and answering to the homebuyer, set the firm's standard for what finished work has to be.

That experience moved down into the ground. Today Dorado develops finished homesites for production homebuilders across the mid-Atlantic. Execution runs through the Dorado platform, affiliated construction and equipment companies that put dedicated crews and iron on the firm’s projects, while Dorado manages every trade and controls the work from raw land acquisition through final lot delivery.

The firm remains privately held and deliberately compact: senior people on every project, decisions made close to the dirt, and one standard from the first underwriting to the final paving.

    Every residence sold, with the next building already under way.

    The Seven delivered

    Thirty-two condominiums in Washington, the firm’s largest building yet.

  5. 2023

    A second city

    Chestnut Flats breaks ground in Richmond, and Orams Branch adds 74 future lots in Henrico.

  6. 2024

    Two markets at once

    Chestnut Flats Phase 1 delivers in Richmond as The Seven sells out in Washington.

  7. 2025

    Down in the dirt

    Site work opens at Meadow Springs Run and York Manor, the firm’s first two subdivisions.

  8. 2026

    First homesites delivered

    York Manor’s finished lots convey to a national builder, and The Bowen opens in Brookland.

  9. 2027Anticipated

    Selling through, breaking ground

    Meadow Springs Run anticipated to sell through as Orams sales open, and the next sites, controlled quietly today, break ground.

  10. 2028Anticipated

    The cycle turns

    Orams Branch anticipated to sell out as the new ground begins delivering lots, a pipeline built to run continuously.
