Some land partners hold ground while fees accrue and leave the execution to others. Dorado buys as principal, carries the entitlement, and develops the ground through its own platform — one counterparty, one transaction, from raw land to finished homesites.

The firm acquires and entitles its own ground and delivers finished homesites under a lot purchase agreement.

Builder-assigned

A builder assigns ground it holds under contract; Dorado carries the entitlement and development and delivers the finished lots back.
